Rising real estate prices and high demand in Leipzig

Leipzig and Dresden are considered the most expensive cities in Saxony, also in terms of housing. An analysis from Leipzig shows that real estate prices rose in the previous year.

Rising prices and higher demand: after several years of decline, the real estate market in Leipzig saw a turnaround last year. In 2024, there were both more purchases - up 36 percent compared to 2023 - and higher sales (up 48 percent), according to the city.

In the case of developed properties, transactions increased by around 20 percent. Prices developed differently in the submarkets. An average of EUR 1,766 (up around 6 per cent) was achieved for renovated apartment buildings, and an average of EUR 1,316 (up around 49 per cent) for unrenovated apartment buildings - in each case in relation to the square meter of living space.

In contrast, prices for building plots for individual residential construction and commercial plots were roughly on a par with the previous year.
